THE LATEST REAL ESTATE MARKETING TOOL
WHAT IS VIRTUAL STAGING AND HOW CAN IT HELP?
This is an exciting creative process, which transforms empty space into a visually appealing showcase using computer technology. It is very time-consuming, but the results are truly amazing! With a little computer genius, you are able to furnish and decorate a home without breaking the bank or breaking your back! PURE MAGIC!
As a realtor, virtual staging saves thousands of dollars in renting furniture and allows a seller of a vacant property to display the home with a variety of different looks to appeal to a wide range of buyers: Modern, Traditional and Transitional. Buyers often find it hard to imagine their own contents in an empty space. Virtual staging helps purchasers visualize their dreams.
Virtual staging is also and excellent tool for anyone contemplating re-decorating their home. It lets you experiment with different styles , furniture, paint colours, lighting and accessories before spending a lot of money. As a real estate marketing tool it can help update a listing to compete with modern properties on the market. It can give buyers a forward glimpse of decorating possibilities.
Virutal Staging your outdoor space can greatly improve your property's curb appeal. For condo owners, it is possible to create a virtual garden oasis by adding greenery and flowers on the patio without making multiple trips to the gardening centre!
For me, the biggest advantage of virtual staging is selecting carpets and lighting, often a labourious, hit and miss process. No more buying something and having to send it back. Amen! Virtual Staging helps you look before you leap, try it before you buy it!

DISCLAIMER: Virtual Staging in a real estate marketing tool which is intended to help buyers imagine the possibilities, not to trick or deceive them. Room sizes and dimensions are never distorted or manipulated. Every image that has been created by computer technology or digitally embellished should clearly state that the picture is a
"CONCEPT" or "ARTIST'S RENDITION" or "DIGITALLY ENHANCED."
BEFORE - VACANT LIVING ROOM
Here is an image of one of my listings which was vacant. The view was absolutely stunning but the empty interior was drab and uninspiring. Potential buyers searching on MLS might pass it by because there is no impressive content to grab their attention.
The solution was to create three digital interiors to attract buyers and show them a variety of interior possibilities.
I am happy to report that this property sold at a record-breaking price in a very short time!
The process involves hand-picking designer content and accessories the reflect a traditional style. Each Element is carefully placed to scale. The objects are then manipulated for lighting, shadowing and perspective.
AFTER: VIRTUALLY STAGED TRADITIONAL
AFTER: VIRTUALLY STAGED - TRANSITIONAL
The Transitional Style involves a combination of classic design elements with a contemporary twist. Even the art is selected to reflect the blend of old and new.
Modern decor is simple, sleek and monochromatic. Understated minimalism is paramount so that the furniture selected reflects this clean unadorned look.

MORE VIRTUALLY STAGED PROPERTIES:
This vacant rental apartment below was virtually staged with the future resident in mind, most likely a student, young professional single, or mature empty-nester. Because the space was small, the staging depicts the multi-purpose versatility of the living area.
The vacant Living Room below was virtually staged to provide the the viewer with an updated concept for a 30-year old condo unit. Conceptual inspiration was more the goal than photographic realism. The mirrored ceiling was eliminated and the original dated floor was muted with a virtual carpet.
Both images below show vacant condo units that were virtually staged to add interest and vitality to the empty rooms.

TRY BEFORE YOU BUY
Virtual decorating is especially useful when working on small design projects like lighting. Computer technology allows you to experiment with different looks and products without the hassle of installation and returns.
HOME STAGING BY LYNN
I recently listed a huge, 3 bedroom luxury condo where the owner had moverd overseas. The empty rooms looked stark, abandoned and uninviting. Often, buyers have a hard time invisioning a finished product. Staging was the logical answer to add appeal to the soulless suite. Adding furniture, accessories and lighting can turn an ordinary room into a stunning showcase.
AFTER PHYSICAL AND VIRTUAL STAGING
Viola! The transition was amazing. The dull and empty rooms now look elegant and inviting. The rounded furniture was chosen to harmonized with the curved architecture of the livingroom, Notice, the window treatment was also virtually staged to illustrate to buyers how low-floor street views could be enhanced and neutralized. With some skillful computer wizardry, the photo above shows how a simple application of window film could potentially add privacy and beauty. Physical staging, along with creative digital concepts, are powerful marketing tools which I offer in my real estate services.
